5 tips when considering building property in Turkey

Buying an apartment or villa in Alanya is a great option to live there, the whole year or just for a part of the year. But maybe you want to build a house according to your own wishes, at a place you have handpicked. If so, you will have to bear in mind that the steps to follow are probably different than the steps you would follow at your home country. We at Home Catcher would like to give you some tips on building your house in Turkey.

Where you can build and what you will need

In Turkey maximum build sizes apply. For example, in the municipality of Oba the maximum number of floors in a building is 4. In the municipality of Mahmutlar a building can count more than 10 floors. The minimum plot sizes also limit how much you can build on a given building plot. This prevents overcrowding buildings. If you want to build on a plot, we will check whether you require a building licence and/or planning permission. And if the plot is suitably classified so you have permission to build there in the first place. Some developers turn a blind eye and hope to get away with it, so be sure to start your building process legally and decent. Home Catcher is fully informed on the current law and requirements, so we can assist you properly.

Be sure the construction is theoretically possible

The possibilities during building and planning your property are most likely different from the country you currently live in. While planning and specifying your dream property, it is well worth choosing for a local architect. He or she can guide you through local building requirements. For example, in Turkey you have to build properties that are resistant to earthquakes, regardless of whether they occur in Alanya or not.

What you need to consider when building a property in Turkey

It is highly possible that your property in Turkey will have to meet different requirements than in the country you live in. Most people tend to forget to pay enough attention to these requirements while building a house. Because there is a warmer climate in Turkey, the whole design of a house has to be created to keep the property cool. Everything from the number of windows, the construction of the walls to the direction of the balconies are affected by this design. You will also have to consider that the weather in the winter can be around 10 degrees Celcius, so you will also need heating.

Staying in the country for the entire building process, or not

If you intend to use a local builder and want to construct your house in Turkey, consider how you are going to do this from a distance. If you are not in the country at the time, you will have to hire contractors to do some of the work for you. Finally, the language barriers can be quite of a challenge on themselves. Building and possibly project managing a self-built property is difficult enough in your own country, let alone in a foreign country. We at Home Catcher are happy to assist you with advice and translation.

Working all day long?

It is possible that workers are not allowed to work during certain times of the day in the area you would like to build. This is either to keep the noise down for neighbouring properties, or to protect workers from the heat at the middle of a day.
